Products for inclusion
The Group is also strongly committed to social inclusion and support for the most vulnerable sections of the population, through actions aimed at ensuring increasingly equitable access to financial services and supporting the productive fabric.
A wide range of products has been developed, including solutions with a strong social impact, including:
- Youth Mortgage: an offer that facilitates this segment of customers (under 36) in the purchase of a home by accepting requests up to 100% of the value of the property, providing subsidized rates and preliminary investigation costs, zero installment collection costs and zero expenses for flexibility and suspension options that can be used to manage situations of contingent difficulty. It can also be requested by workers with atypical contracts and increasing protections. The Giovani mortgage has thus gained a market position that sees the Group as the main lender of this target clientele.
- FirstHome Guarantee Fund: the Intesa Sanpaolo Group adheres to the First Home Guarantee Fund, established by the 2014 Stability Law. This fund has been renewed over the years and, with Law no. 207/2024, has been extended until the end of December 2027. The BdT Division has therefore offered to those who meet the requirements (e.g. young people who have not reached the age of 36 or single-parent families with minor children) mortgages at preferential conditions ranging from the exemption/elimination of the substitute tax, to the possibility of accessing high Loan To Value (LTV) even with the State guarantee and the benefit of very competitive rates.
- Personal loans and anti-usury mortgages: anti-usury loans, disbursed in accordance with the procedures established by agreements with Foundations and Associations registered in a special list of the Ministry of the Treasury. Thanks to the guarantees financed by the Fund for the prevention of the phenomenon of usury, established by the law itself, the provision of loans that counteract the financial exclusion of vulnerable individuals is encouraged, reducing the risk that they turn to illegal credit channels. Since these loans are intended for people in serious economic difficulty, the impact on the lives of the beneficiaries and their families is considerable. The number of anti-usury loans granted during the year is monitored by a dedicated structure through an updated report of the positions covered by the guarantee. From these data it is possible to obtain an estimate of the benefit brought in the various territories in which the entities affiliated with the Group operate; personal loans and anti-usury mortgages are intended for consumers, professionals and owners of sole proprietorships who operate for personal or family purposes, outside their business or professional activity, and reside in the areas covered by the foundations and associations affiliated with the Intesa Sanpaolo Group. Overall, in 2024, the Group disbursed over 47 million euros in social and anti-usury loans in Italy and abroad, including in particular about 3.5 million (relating to over 200 loans) to combat usury.
- The Credit for Community Development (CRE.S.Co): theinitiative is developed through individual calls or other collaborative methods with specific partners, who establish a guarantee fund to facilitate access to credit for Non-Profit Organizations (NPOs). This instrument aims to support the development of socially useful projects in areas where the partners pursue their statutory objectives. The mechanism provides that the partner, such as a Foundation, enters into an agreement with the ISP Group and publishes a call for proposals to select the projects to be funded. In this context, the partner provides a guarantee fund and/or a fund to cover, in whole or in part, the financial costs associated with the selected projects. Cre.S.Co. is an instrument that offers subsidized credit for new investments or liquidity needs, aimed in particular at Non-Profit Organizations with the aim of supporting the growth of small organizations, often lacking in equity. In 2024, the Group has committed itself through initiatives such as: "Futuro Aggiunto ", developed with the Social Venture Foundation "Giordano Dell'Amore", the Compagnia di San Paolo and Cooperfidi Italia, which offers low-cost financing to organizations in Piedmont, Valle d'Aosta and Liguria. "Support for the Third Sector", which supports Lombardy non-profit organizations. "Cre.S.Co. in Reggio Emilia", created with the Fondazione Cassa di Risparmio di Reggio Emilia "Pietro Manodori", which assists the region's non-profit organizations.
- Fund for impact: credit ceiling for activities with social impact, was established in 2019 and confirmed in the 2022-2025 Business Plan; it allows the provision of loans to categories that would otherwise have difficulty accessing credit despite their potential. The main products under the Fund for Impact are:
- For Merit, the loan without guarantees mainly intended for university students;
- mamma@work, a loan intended for working mothers so that they can manage the economic commitments related to maternity while maintaining their work position;
- Among the Fund for Impact solutions introduced in the offer in 2021, the following are worth mentioning: Obiettivo Pensione, a product that finances missing contributions to people who have lost their jobs and are waiting for retirement; Per Crescere, a loan dedicated to parents with school-age children, aimed at supporting training and education expenses; Per Avere Cura, a product aimed at people with severe disabilities or those who care for a non-self-sufficient family member, in order to make care costs more sustainable; For example, dedicated to young people who have carried out the Universal Civil Service and have engaged in social assistance projects.
